A Legacy Address for Omaha’s Next Chapter

37 West Farnam is a nine-story mixed-use development located in the heart of Omaha’s historic Blackstone District. Designed to elevate the urban living experience, the project introduces a new architectural landmark that blends residential, retail, and hospitality into a single, vibrant destination. Positioned along the future Omaha Streetcar line, the building is both a symbol of progress and a continuation of the district’s rich legacy.

Design inspiration blended elements from the Blackstone Hotel renovation/restoration, the Blackstone Corner material palette (another APMA x GreenSlate, Clarity project), and the overall district context to balance historic character with modern vibrancy.

The goal of 37 West Farnam was to create a development that not only meets the needs of modern urban dwellers but also contributes meaningfully to the character and connectivity of the Blackstone District. The design integrates 161 thoughtfully designed residential units with over 17,000 square feet of ground-level commercial space and a 407-stall parking garage, supporting both private and public use.

APMA had to navigate a tricky code scenario for a high-rise considered as one building on top of another, and manageing budget constraints during the COVID-era material cost spike. The team successfully value-engineered 5-10% of the project cost while maintaining design integrity.

The design and development process was rooted in collaboration, beginning with GreenSlate’s deep understanding of the district and its potential. The APMA architectural team worked closely with stakeholders to ensure the building would complement the existing urban fabric while introducing a contemporary identity.

Unique features include two outdoor terraces five stories up overlooking the Omaha metro, non-combustible construction per code, and Omaha’s first large-scale art screen installation on the south facade of the parking garage along Harney Street, designed by APMA’s experiential graphics team.

Experiential Graphic Design

As part of the overall vision for 37 West Farnam, our team integrated Experiential Graphic Design to create a vibrant connection between the building and its neighborhood. The parking mural transforms a functional element into a dynamic visual landmark, drawing inspiration from the district’s energy, movement, and color.
